So we reached out to the well-known builder, Sun Builders & Developers Managing Director and Star Marketing Project Director, Mahmood Ahmed Khan. He has been associated with the real estate business in Gwadar for the last several years and has a keen awareness of the affairs there.

Q: Tell us a little bit about your family, education and career?
A: Matriculation from Jamia Millia, BA from SM Commerce College and then MBA from USA. Practical Life started with a bank job and was a Vice President at a bank. Since 2006, I am affiliated with Star Marketing, the country's largest real estate marketing company. I have been the organizer of the Global Poets in the City for the past 26 years.
Vice President of Arts Council Karachi. I also participate in welfare activities. I am running a welfare hospital with a poet and social worker in Mazar-e-Sharif, a local hospital. Also, there is a madrassa for religious education. And remember, we do not charge anyone for all these welfare work, however things can be donated, such as construction materials and so on.

Q: There is a lot of talk of the Gwadar Master Plan these days. What is this?
A: Builders and other investors have been waiting for a comprehensive master plan for the last eight, ten years so that the development work can proceed. Is.
Under the plan, the city is being made "Smart Port City". Chinese, Director General, GDA, Shah Zeeb Khan Kakar and his team members Nadir Sahib and Shahid Sahib have worked hard on this master plan.
In this regard, meetings were held in Islamabad, Quetta and Gwadar throughout the year. On 24th August, a conference was held in Gwadar, the Chief Minister sat there for seven hours and discussed at one point the master plan. Representatives of the builders, including us, were also present and the consultation was finalized in consultation with everyone. Where will the commercial areas be? Everything is fixed.
The industrial zone is planned separately. Sites have been allocated for educational institutions and green belts. In fact, in this master plan, the perceptions of the public are put into practice. That is why things have been changing so fast since the master plan came out.
Q: But is it still being criticized?
A: Some nationalists had some concerns regarding employment opportunities and resettlement, which has been removed by the Chief Minister of Balochistan, Jam Kamal Khan.
Q: Gwadar is very much a city of development. What are the ground facts?
A: Very few people will know that Gwadar Port has also started regular work and there is a ship anchorage every week. New, many ports in the region are connected to Gwadar. On the other hand, traders from all over the world are coming there. The Chinese have built a business center, which has conference halls, a hotel facility, it has apartments.
Banks have opened in the city. The GDA has begun preserving road networks and other projects are also being worked out on a combat basis. The Chinese have begun work on the expressway. In addition to the Expo, there have been several international conferences.
The Chairman Senate held a large conference in Gwadar recently, which invited people from all over the world. International airport is also being built. Chinese say they will finish it in less than two years.
Freshwater was a major problem, but now 75 gallons of water are being supplied to Gwadar daily through the pipeline from Pasni. At present, the population of Gwadar has reached nearly three lakh. Unfortunately, the public is unaware of these development plans. They do not know where Gwadar has arrived. I think a new Gwadar might have come in the next three years.
Q: Will the benefits of development reach the locals as well?
A: The DG, GDA Shah Shahbib Khan convened a special conference of locals in the past which invited many builders including myself. The conversation lasted for six hours and the locals had a discussion on everything. This shows how much more the locals are being given importance in the employment and development opportunities there.
Institutes have been opened to make them skilled. Schools have been set up, Chinese language is being taught. The people of Gwadar are very happy, despite the announcement by the Prime Minister, Imran Khan that "the construction of 5 million houses will be started with fishermen".
Q: Tell us, why should we buy a plot in Gwadar?
A: Because Gwadar is going to become the region's first "Smart Port City" under the pack. It will open up new jobs and development, it will become an economic hub in a few years.
